Fractional VP Sales · PropTech & Corporate Real Estate

Every client
was once a prospect.

Twenty years building and leading revenue organizations in commercial real estate and PropTech taught me that sales does not end at the signature. I've built my career on the full arc, from first conversation to closed deal to the account that renews year after year.

The Prospect-to-Client Arc

Sales doesn't end at the signature.

Most people treat closing as the finish line. I treat it as the midpoint, since the real work of retention and growth starts right after. Here is the full arc I operate across.

01

Prospect

Identifying who's worth the conversation before the first call ever happens.

02

Qualify

Separating real opportunity from noise, quickly and without wasting anyone's time.

03

Pitch

Making the case on their terms, not a script, tailored to what they actually need.

04

Close

Negotiating with clarity and confidence so both sides feel good signing.

05

Onboard

The first 90 days set the tone for the entire relationship, and I own that handoff.

06

Retain & Grow

Account management as a discipline: renewals, expansions, and trust that compounds.

About

Two decades of full-cycle revenue leadership.

I started on the ground floor of commercial real estate, learning the market from the data up, then moved into brokerage, advising C-suite executives through the full lifecycle of the leasing process and closing competitive, commission-based deals.

From there I moved into sales leadership: building and coaching business development teams, owning enterprise accounts, and architecting go-to-market strategy for PropTech and corporate real estate organizations. Today, as a fractional VP of Sales, I bring that same full-cycle discipline wherever I go, from new business to client growth and everything in between. That trajectory, from individual contributor to full-cycle sales leader, is what positions me for VP of Sales and Chief Revenue Officer mandates today.

Away from the desk, you'll usually find me chasing a wave, a new playlist, or a plane ticket.

02

Deal Strategy & Negotiation

Structuring and closing competitive deals, from single-tenant leases to enterprise contracts, so the close feels like a natural next step.

03

Client Onboarding

Designing the first-90-days experience that turns a new signature into a confident client.

04

Account Management & Growth

Managing multi-million-dollar portfolios and knowing when a client is ready for a renewal, an expansion, or a relocation.

05

Go-to-Market Strategy

Advising leadership on GTM strategy, sales tooling, and market positioning, drawn from real experience in both CRE and B2B SaaS.

06

Sales Coaching & Leadership

Coaching associates and sales teams on prospecting, storytelling, and full-cycle ownership, not just closing technique.

"Authenticity isn't just a strategy in sales. It's the differentiator that turns a conversation into a client, and a client into a lasting account."

Common Questions

Fractional VP Sales, answered

What does a fractional VP of Sales do?

A fractional VP of Sales runs the revenue organization on a part-time or contract basis, building pipeline strategy, coaching teams, and owning go-to-market execution without the cost of a full-time executive hire.

What industries does James work in?

Commercial real estate and PropTech, drawing on twenty years spanning brokerage, enterprise account management, and sales leadership across both spaces.

How is fractional sales leadership different from a full-time hire?

It gives a company senior, full-cycle sales leadership on a flexible engagement, useful for building or fixing a revenue function before committing to a permanent VP or CRO.
